Buying a place in Glasgow is quite the investment, boasting more affordable prices than Edinburgh and, apparently, the fastest-moving housing market in the UK. After all, nobody wants to list a home that will sit on the market for months on end!
Property experts at Sell House Fast looked over the property sale times across the UK’s 50 largest cities in 2025, analysing both the fastest and slowest housing market in the UK, as well as surveying homeowners and buyers who experienced a sale fall through.
This comes as no surprise to anyone, but Scotland performed exceptionally well overall – except for Aberdeen. Glasgow was named as the city with the fastest-moving housing market in the UK, while Aberdeen took the title of the slowest-moving property market – being 114 days slower than Glasgow.
The average home sale time in Glasgow is only 36 days, much quicker than any other city in the UK. Dundee too the second spot on the national list, with an average of 59 days to sell a home, while Edinburgh took a comfortable third place, taking an average of 71 days to sell.
The report stated when referring to Glasgow: “The quickest sales are for semi-detached and terraced homes, popular among young professionals and families drawn to the area. Detached properties may take slightly longer, but the 51 days is still way below the national average of 130.”
The report also mentioned a few interesting facts, such as the fact that collapsed sale costs buyers £2,511 on average. What is more, according to the data, half of all sales fail simply because one party has changed their mind, while the fastest selling price range is between £200,000 and £300,000. On average, three-bedroom properties sell the quickest on the market, with an average sale time of 91 days nationally.
